Ayala Land, Inc. (ALI) officially shuts down its Greenbelt 1 operations ahead of a reported five-year, ₱13 billion development mall plan, scheduled for a 2028 unveiling. Closing its doors after 41 years, the landmark welcomes a luxury-driven makeover, featuring experience-friendly spaces that “challenge” the establishment’s retailers.

Originally designed by National Artist for Architecture Leandro V. Locsin, the Paseo de Roxas, Makati resident is one of four large-scale Ayala Malls due for redevelopment, alongside Glorietta 2, TriNoma, and Ayala Center Cebu. ALI plans to collaborate with global experts, including “Buchan, Gensler, and CAN Design, Ltd., for the planned redevelopment,” integrating aspects of the original structure co-developed with Locsin.
“Greenbelt will evolve from the Philippines lifestyle capital to the next regional fashion and luxury destination,” ALI mentioned.
“The redevelopment will unleash the full potential of the mall’s retail spaces, enhance areas for convergence and experiences, and create spaces that challenge Ayala Malls’ retailers to bring their best,” ALI added.
Since 1982, Greenbelt 1 housed Cafe Via Mare’s pioneering branch and Repertory Philippines’ OnStage Theater among others.
Today is the last day of Greenbelt 1 before its demolition.
Greenbelt 1 is Ayala’s oldest mall, having been built in the 1970s. It was co-developed and designed by national artist for architecture Leandro Locsin.
